  • Remove Clutter!

    Monica Rose Designs |

This may seem very obvious but it is one of the most difficult and time consuming items on this list. It includes not only clearing off surface countertop spaces but also these areas:

    • Clean out closets - Ideally you should aim for about 20% of empty space in your closets. The master bedroom closet is especially important. My general rule of thumb is if you haven't worn it in over 3 years you are unlikely to.
    • Pantry cabinets - This space should look well organized and not over crowded.
    • Bathroom cabinets and linen closets - The more well organized these spaces are the…

  • Think Traffic Flow

    Monica Rose Designs |

Remove overlarge pieces of furniture and look at the overall layout of your space. You want to think of how people will move through your home when they are viewing it. Make sure there are no barriers to entering a room both physically and visually. Also look at the focal points in each room and what grabs your attention upon entering each space.

  • Update Lighting

    Monica Rose Designs |

If you have poorly lit, dark rooms this will not be attractive to buyers. Also upgrading a light fixture to one with more visual interest can be an inexpensive way to add appeal to a space.

  • Repaint rooms in a lighter colour palette

    Monica Rose Designs |

Paint is still one of the least expensive ways to decorate a room. Freshly painted walls in a light neutral colour will brighten a room and give a clean fresh look.

  • Upgrade Appliances

    Monica Rose Designs |

This is one of the most expensive upgrades you can do but if you have old out of date appliances it is worth the cost to change to new stainless steel ones. You will generally get the money you spent back again in resale value and even older kitchens can get a lift with shiny new appliances.

  • Upgrade the countertops

    Monica Rose Designs |

Replacing countertops with either granite or quartz counters can be a way to boost the look of your kitchen or bathroom without doing a full renovation. Some fabricators have remnant pieces that for smaller areas can be a cost effective way of changing out the countertop.

  • Refresh existing cabinets

    Monica Rose Designs |

This can be done by either painting existing cabinets a lighter colour or also by changing the hardware to more contemporary pulls or handles. If your wood cabinets are still in fairly good shape and suit the style and character of your home then a good cleaning with Murphy's Oil Soap can give a refreshed look to wood doors and drawer fronts.

  • Update the faucets and shower heads

    Monica Rose Designs |

This is a cost effective way to give a modern look to a kitchen or bathroom sink. You can also change out the shower head very easily and put in a more luxurious model that has multi spray functions or a rain head for an instant upgraded look.

  • Refresh a bath or shower surround

    Monica Rose Designs |

This can be done by removing the grungy silicone around the perimeter of the tub or shower base and re-caulking with fresh silicone. If you have a tile surround that is in good shape but just an unattractive colour you can paint the tiles a neutral colour to brighten the surround. You can also use various acrylic panels to cover up existing tiles. Sometimes just adding a fresh looking new shower curtain can be enough to draw attention away from a less attractive surround.

  • Change flooring to be more uniform

    Monica Rose Designs |

Also one of the more expensive upgrades you can do but it can have a huge impact. If you have old stained carpets mixed with vinyl flooring try updating to a laminate floor throughout. Generally people like to see all of your main floor living spaces in a hard surface flooring not carpet. Laminate or engineered hardwood especially in a wider plank look (at least 5" wide) will update the entire look of your home.

  • Group accessories into focal point areas

    Monica Rose Designs |

Having too many accessories scattered throughout a house is similar to having too much clutter. Edit accessories into clear focal point areas like the dining room table, coffee table, fireplace mantle, dining room sideboard etc. You also don't want to eliminate all of your accessories as this can make a home feel sterile and unlived in. You want to strike a good balance between making a home feel inviting but without feeling over personalized.

  • Make sure each room has a clearly defined purpose

    Monica Rose Designs |

Having a catch all room that has no clearly defined use is not good. Buyers should know the purpose of a space by walking into it without having to guess.

  • Edit your bedroom furniture

    Monica Rose Designs |

If you have traditional heavy furniture in your bedroom consider not using all of the pieces or of changing out an old wood bed frame for an upholstered headboard in a lighter neutral colour.
